Letting your property
A rental property will most probably be the largest individual investment you make, and it makes sense to do the maximum possible protect it.
It can be hard for landlords, even those with fairly large portfolios, to negotiate their way through what in recent years has become a regulatory minefield. Long gone are the days of buying a pro-forma tenancy agreement, filling in the blanks and handing over the keys.
With over two hundred separate regulations, Acts of Parliament, and secondary legislation that apply to the private rented sector, including Gas, Electricity and Health and Safety rules, several Landlord and Tenants Acts, Housing Acts, and regulations that apply to HMOs, Right to Rent checks and deposit protection, it's virtually impossible for a private landlord to keep abreast with the constantly evolving regulatory landscape. Failure to be aware of these rules can result in substantial fines, or loss of the ability to regain possession of a property.

We'll conduct COVID19-safe viewings with applicants, and we'll negotiate contract terms on your behalf.
Our aim, through careful tenant selection, with rigorous referencing, is to provide a medium risk return on your investment, but with a low-risk to you.
We are members of the Royal Institute of Chartered Surveyors, and the Association of Residential Letting Agents, meeting the strict requirements for legal, accounting and practical knowledge of the letting process, and we are covered by the RICS Client Money Protection scheme, as well as being a member firm of the Property Ombudsman.
Managing your property
Once tenants are in place, you need to decide if you want to self-manage, or if you would like us to do this for you. Whether you need management or not depends on your ability and inclination! If you're resident abroad or outside of London, then you'll most likely need management. If you are local, and have the contacts and resources to arrange repairs and deal with emergencies, then you could consider self-management. If you find it onerous at a later stage, you can always switch to our managed service.
If we are managing your property, we'll do the things that you would (or should) be doing as a landlord: regular inspections, preventative and reactive maintenance, and keeping up to date with gas, electrical, and health & safety inspections and testing.
Our property management is overseen by a RICS qualified surveyor, and we have an excellent team of appliance engineers, plumbers, electricians, roofers, builders and other trades on our panel, so your property could not be in safer hands.
Where repairs are needed, we'll carry them out quickly, to make sure your tenants are happy, and the fabric of your property doesn't suffer.
We provide an online reporting tool for all routine maintenance issues, and a 24hr manned telephone number for out-of-hours emergency situations.
